What Payment Options Are Available for Masteri Cosmo Central in August 2026?

With asking prices ranging from approximately VND 6–7 billion for one-bedroom apartments to more than VND 15 billion for three-bedroom units, buyers considering Masteri Cosmo Central should look beyond the total purchase

With asking prices ranging from approximately VND 6–7 billion for one-bedroom apartments to more than VND 15 billion for three-bedroom units, buyers considering Masteri Cosmo Central should look beyond the total purchase price. A more practical question is how much capital needs to be prepared at each stage and how the cash-flow burden changes depending on whether the buyer uses personal funds, makes an early payment, or finances the purchase with a bank loan.

According to the two sales policy documents applicable from August 1, 2026 to September 30, 2026, or until replaced by another policy, Masteri Cosmo Central currently offers an expression-of-interest program, a standard payment schedule, an early-payment option, and bank financing of up to 70%.

Combined with apartments currently listed on Linker in August 2026, these policies provide a clearer picture of how much capital buyers may need for different unit types.

What stands out in Masteri Cosmo Central’s August 2026 sales policy?

At the expression-of-interest stage, buyers sign a registration confirmation and make an initial payment of VND 100 million. Within seven days from signing, the buyer pays an amount equal to 10% of the defined “Value”, less the VND 100 million already paid. A further 10% of the Value is due within 60 days from the deadline of the second payment and no later than October 15, 2026.

An important distinction is that the “Value” used under this program refers to the estimated selling price excluding VAT and maintenance fees. Therefore, asking prices shown on Linker should not be treated as the official figures used to calculate these payment installments.

Once the project meets the legal conditions for signing the Sale and Purchase Agreement (SPA), buyers move to the applicable SPA payment schedule.

Under the standard self-funded option, the first installment is 25% of the selling price including VAT, inclusive of the advance payment. An additional amount equivalent to 5% of the selling price excluding VAT is placed under the deposit agreement securing performance of the SPA.

Subsequent payments are divided into installments of 10%, another 10%, and then several 5% installments extending into 2028 before the remaining amount is paid around handover.

In other words, the policy is not simply about offering a discount. It provides different ways to distribute a relatively large purchase price over time.

The initial VND 100 million does not reflect the full capital requirement

Compared with the total value of a Masteri Cosmo Central apartment, the initial VND 100 million payment is relatively small. Buyers, however, should not interpret this as the amount of capital needed to begin the purchase.

Within seven days of signing the registration confirmation, the amount paid must reach 10% of the Value after deducting the initial VND 100 million. Another 10% follows according to the program schedule.

Current Linker listings can help illustrate the scale of these payments, although the calculations below are examples only. The asking price of a listing is not necessarily the same as the “Value” defined under the official policy.

For example, a 53.3 sqm one-bedroom apartment is currently listed at approximately VND 6.82 billion. If this figure is used purely for illustration, 10% would be about VND 682 million. After deducting the initial VND 100 million, approximately VND 582 million would remain to reach the first 10%. The following 10% would represent another approximately VND 682 million.

For an 83.7 sqm two-bedroom-plus apartment with an asking price of approximately VND 9.62 billion, 10% would equal around VND 962 million. After the initial VND 100 million, another approximately VND 862 million would be needed to reach 10%, followed by another approximately VND 962 million.

For a 124.5 sqm three-bedroom apartment listed at approximately VND 15.73 billion, 10% is already around VND 1.573 billion. After the first VND 100 million, approximately VND 1.473 billion would remain, followed by another payment equivalent to roughly VND 1.573 billion.

These examples show why the same sales policy can create very different cash-flow requirements for buyers of one-bedroom and three-bedroom apartments.

Standard payment plan: more time to prepare capital

Under the standard self-funded SPA payment schedule, buyers distribute their capital across multiple stages.

The first installment is 25% of the selling price including VAT, inclusive of the advance payment, together with the 5% deposit based on the selling price excluding VAT. Subject to the policy conditions, the developer pays interest at 9% per annum on this 5% deposit. This provision does not apply to foreign individuals or organizations.

The next installments include 10% due no later than November 20, 2026 and another 10% by February 20, 2027. These are followed by 5% installments in May 2027, August 2027, November 2027, February 2028 and May 2028. At handover, buyers pay a further 25% of the selling price, together with the applicable maintenance fee and remaining VAT.

This structure may suit buyers with stable cash flow who prefer not to commit most of their available capital to the apartment immediately.

For example, consider a two-bedroom apartment currently listed on Linker at approximately VND 8.86 billion. Using the asking price purely to illustrate the scale of the payments, 25% would be approximately VND 2.215 billion. A 10% installment would represent around VND 886 million, while 5% would equal approximately VND 443 million.

These figures are not the official payment schedule for that particular apartment. Actual amounts must be calculated from the contractual selling price and applicable policy.

Is early payment suitable for buyers with available cash?

Buyers with substantial available capital may consider the early-payment option instead of extending payments through 2028.

For Vietnamese buyers and resident foreign individuals or organizations covered by the relevant policy, the initial payment remains 25% of the selling price including VAT, together with the 5% deposit calculated on the selling price excluding VAT. Within 30 days from the deadline of the first installment, the buyer then pays a further 70% of the selling price including VAT.

In exchange for committing capital earlier, the policy provides a 14.5% discount for this group. For other eligible foreign individuals and organizations, the corresponding discount is 10.5%. The discount is calculated on the selling price excluding VAT and maintenance fees.

Under the standard payment option, buyers who pay a full installment at least seven days ahead of its due date may also receive a discount calculated at an equivalent rate of 9% per annum based on the amount and number of days paid early, subject to the policy conditions.

This means buyers should not evaluate the option solely by asking, “How large is the discount?” The discount needs to be considered alongside the amount of capital that must be committed earlier.

For illustration, a three-bedroom apartment with an asking price of approximately VND 15.73 billion would represent around VND 3.93 billion at 25% and approximately VND 11.01 billion at 70%.

Again, these calculations use a Linker asking price only to demonstrate the scale of capital involved. Actual payments must follow the contractual selling price and terms of the SPA.

The early-payment option therefore makes more sense for buyers who already have substantial liquidity and do not need to preserve that capital for business, investments or other financial commitments.

Financing up to 70%: lower upfront capital, but a larger long-term obligation

Another option is bank financing through Techcombank. According to the policy documents, the loan may cover up to 70% of the selling price including VAT, while the outstanding balance eligible for interest support can also reach a maximum of 70%. This financing policy does not apply to foreign individuals or organizations.

The 0% interest support period runs from the first disbursement until six months after the date the apartment becomes eligible for handover according to the developer's notice, or March 28, 2029, whichever comes first.

The policy also provides a principal grace period of up to 24 months after the interest-support period and an interest-rate assurance mechanism of 7.5% per annum for the following 24 months, subject to the applicable terms.

Using current Linker asking prices simply to illustrate potential loan sizes, a VND 6.82 billion one-bedroom apartment would correspond to approximately VND 4.77 billion at a 70% financing ratio.

For a VND 9.62 billion two-bedroom-plus apartment, 70% would be approximately VND 6.73 billion. For a three-bedroom apartment listed at VND 15.73 billion, the equivalent figure would reach approximately VND 11.01 billion.

These are not confirmed loan amounts. Actual financing depends on the contractual selling price, lending conditions, borrower eligibility and the bank's credit assessment.

The key issue for buyers is what happens after the support period ends. A high financing ratio can reduce the amount of personal capital required at certain stages, but it also leaves a larger outstanding loan that must eventually be serviced.

One, two or three bedrooms: how much does the required budget change?

Current Linker listings show one-bedroom apartments of approximately 49.6–53.3 sqm with asking prices around VND 6.78–6.82 billion. A 58.5 sqm one-bedroom-plus apartment is currently offered at approximately VND 7.17 billion.

The two-bedroom segment covers a wider budget range. A 73.4 sqm apartment is listed at approximately VND 8.66 billion, while a 76 sqm unit is around VND 8.86 billion. An 83.7 sqm two-bedroom-plus apartment has an asking price of approximately VND 9.62 billion, while some two-bedroom apartments above 82 sqm are listed at higher levels.

For three-bedroom apartments, a 119.1 sqm unit is currently offered at approximately VND 15.25 billion, while a 124.5 sqm apartment is listed at around VND 15.73 billion.

This is why buyers should not begin with the question, “Which payment policy offers the biggest benefit?” A more useful approach is to determine the suitable unit type and total budget first, then decide how that amount should be funded over time.

Linker’s August 2026 inventory provides several examples for buyers comparing their financial capacity with different apartment types.

A 53.3 sqm one-bedroom apartment is currently offered at approximately VND 6.82 billion, with views toward City Park and the kite-field area. Its lower overall budget compared with two- and three-bedroom units may make it more relevant to single occupants or couples.

A 58.5 sqm one-bedroom-plus apartment has an asking price of approximately VND 7.17 billion. The additional area provides more flexibility for buyers who need a home workspace or multipurpose area.

A 73.4 sqm two-bedroom apartment is offered at approximately VND 8.66 billion, while an 83.7 sqm two-bedroom-plus unit is listed at around VND 9.62 billion. These options are more relevant to small families requiring two bedrooms or additional flexible space.

In the three-bedroom segment, a 119.1 sqm apartment is currently listed at approximately VND 15.25 billion, while a 124.5 sqm unit is offered at around VND 15.73 billion. At this budget level, the choice between self-funding, early payment and bank financing becomes considerably more important.

Buyers can compare the overall Masteri Cosmo Central inventory on Linker by unit type, size and asking price. Individual asking prices may change as listings are updated.

What else does the August 2026 sales policy include?

Beyond payment schedules, the August 2026 policy includes support for apartment management fees and common-area management fees within the township for 24 months from the handover notice date.

Customers who irrevocably decline to receive the bank guarantee certificate under the applicable conditions may receive a discount of up to 0.35% of the selling price excluding VAT and maintenance fees.

Under the self-funded option, the policy also provides a direct 1% reduction for new customers and 2% for eligible Masterise Homes residents, calculated on the selling price before VAT and maintenance fees at SPA signing, subject to the stated conditions.

The program additionally provides a reduction equivalent to VND 45 million per property at the time of SPA signing, subject to the program requirements.

Overall, the August 2026 Masteri Cosmo Central sales policy presents three main approaches. Buyers who want to spread their capital commitments can follow the standard schedule extending into 2028. Those with substantial liquidity may consider early payment, while buyers seeking to preserve more of their own capital can assess the bank-financing option of up to 70%.

The important point is not to focus solely on the initial VND 100 million. For a one-bedroom apartment priced around VND 6–7 billion, a two-bedroom unit around VND 8–10 billion or a three-bedroom apartment around VND 15 billion, the amount of capital required at subsequent stages differs significantly.

All property prices mentioned in this article are asking prices from Linker listings as of August 2026. They are not the developer's official price list or confirmed transaction prices.
